These terms govern your use of the website and the free apartment locating service (together, the "Service"). By using the Service, you agree to these terms. ## Who we are Felon Friendly Apartments is a Texas real estate apartment locating service operated by TREC-licensed real estate agents, brokered under Spirit Real Estate Group, LLC (Broker License #562021). Our TREC License is #679806, verifiable at trec.texas.gov [https://www.trec.texas.gov/ →](https://www.trec.texas.gov/) . ## What we do We match renters with criminal backgrounds to Texas apartment communities that will review their records. We do this by pre-screening your specific record against property-level screening policies at management companies in Austin, San Antonio, Houston, Dallas, and Fort Worth. The result is a shortlist of properties we have reason to believe will review your specific record. ## What we do not do - We do not write explanation letters or mitigation statements to apartment communities. - We do not provide legal advice. Nothing on this Service is legal advice. - We do not guarantee approval at any property. - We do not run background checks ourselves. - We do not place renters in transitional housing or group homes. - We do not handle public-housing applications (we direct to local public housing authorities). ## Fees The Service is free to renters. Apartment communities pay us referral fees from their marketing budgets. Rent is identical whether you use the Service or walk into the property on your own. We do not mark up rent. ## Application fee rebate We rebate the application fee at properties from your Felon Friendly Apartments shortlist when you are approved and sign a lease. Rebate applies to the application fee at the specific property where you signed the lease. Deposits, admin fees, pet fees, and application fees at properties outside of our shortlist are not covered. Rebate is processed after lease signing. ## No guarantee of approval Approval decisions are made solely by apartment communities and their screening vendors. We pre-screen against property policies to improve your odds and to save you application fees, but we cannot control the outcome of any specific application. Some situations — including sex-offender registry status, active warrants, and pending violent felony charges — are near-universal declines at Texas apartment communities. We disclose those hard stops up front. ## Honest hard-stop disclosure If your situation is one we believe is a near-universal decline, we tell you at intake rather than collecting an application fee that will not lead to approval. ## Not legal advice Nothing on this Service constitutes legal advice on record clearing, expungement, non-disclosure, fair-housing rights, landlord-tenant law, parole or probation matters, or any other subject. For record-clearing questions we refer to qualified Texas legal aid organizations: Clean Slate Texas, Texas RioGrande Legal Aid, Lone Star Legal Aid, and Legal Aid of NorthWest Texas. ## Your responsibilities You agree to provide accurate information about your criminal background and housing needs. Misrepresenting your record does not help you — it usually leads to a wasted application fee at a property that would have declined you if it had known the truth. You are responsible for your own applications, tours, and any deposits or fees paid directly to property communities. ## Intellectual property All content on this website — text, graphics, layout, and code — is the property of Felon Friendly Apartments or its licensors and is protected by U.S. copyright and other laws. You may not reproduce or republish content without permission. ## Limitation of liability To the extent allowed by law, Felon Friendly Apartments is not liable for indirect, incidental, or consequential damages arising from your use of the Service. The Service is provided "as is." We work to keep the property policy information current, but property policies change and we cannot guarantee any specific property's policy is up to date on any given day. ## Governing law These terms are governed by the laws of the State of Texas. ## Changes We may update these terms from time to time.
