What You Get
- ✓Possession vs. distribution screening differences
- ✓Which properties review drug convictions individually
- ✓How conviction age and sentence completion affect approval
- ✓Application fee rebated on approval
Screening treats possession and distribution very differently, and conviction age matters as much as the charge itself. We know which Texas communities review drug convictions individually rather than auto-declining, and we pre-screen your specific record and sentence-completion status before you apply so you are not burning application fees on properties that would never approve you.
How Texas apartments actually screen drug convictions
- Possession — especially in Penalty Group 3 or 4, or an older Penalty Group 1 or 2 conviction — clears a wide share of vacancy-motivated properties. Class A luxury properties with automated screening usually decline any drug felony.
- Distribution / manufacturing — narrower. Even properties that review most felonies case-by-case may draw a line at distribution because it implies ongoing activity.
- State Jail Felony possession — the lowest felony class in Texas; screens as a felony but many properties weight it lighter than a first-, second-, or third-degree possession.
- Diversion program completion / drug court completion — helps meaningfully at properties that read the full record, not just automated screening.
What we look at for you

TESTIMONIALS
What Renters Say
Real feedback from Texas renters we've helped. First-initial only to protect privacy.
"I had a felony from seven years ago and every application came back denied. They sent me a shortlist of four properties that actually review case-by-case. I got approved at the second one."
"They were honest with me about which properties would even look at my record. No false hope, no runaround. That saved me from wasting more application fees."
"I was on a parole deadline and didn't know where to start. They moved fast and found a place my officer approved before the deadline. The fee rebate on approval was real."
"I didn't realize my deferred adjudication still showed on screening reports. They explained it plainly and matched me to a community that treated it correctly."

Questions About This Record Type
Do apartments treat possession and distribution the same?
No. Possession, especially in a lower Texas Penalty Group and years back, clears more properties than distribution or a state jail felony possession. Distribution and manufacturing convictions face the tightest screening because they suggest ongoing activity — not just personal use.
Does completing drug court or a treatment program help my application?
At properties that run individualized review, yes. A treatment or diversion completion documented in writing shifts the reviewer's frame from 'active risk' to 'closed chapter.' At properties that run automated screening, the reviewer never sees the completion. That is one reason we route around blanket-ban properties for renters with drug convictions.
What about federal drug convictions?
Federal convictions screen the same way as state convictions at most Texas apartments. HUD has a longstanding drug-related exclusion for federally-assisted housing that does not apply to private-market apartments, but a small number of properties layer similar policies on top. We know which.
What if I have marijuana on my record?
Older marijuana possession convictions clear most of the market. Texas has not reclassified marijuana broadly, but many property policies weight marijuana lighter than other controlled substances, especially for older records.
