Why lag happens

  • County vs. national database schedules. A county clerk clears the record locally on the effective date of the order. National aggregators update on their own schedules, sometimes months later.
  • Commercial record aggregators. Vendors like RealPage and TransUnion SmartMove pull from a mix of sources. If any source is stale, the report can be stale.
  • No automatic vendor-side update. The expunction is not pushed to vendors; they have to re-pull.

Why does my expunged record still show?

County-level clearing does not always reach national screening databases on time. Commercial record aggregators cache old records; if they never see the expunction order, they keep reporting the original charge. This is database lag, and it is common enough that the FCRA gives you a dispute path.

How do I dispute the vendor?
